Prime was awarded the design build projects for the new Group Health buildings Phase 1 (Bldg A&B) and Phase II (Bldg C&D). Our approach was collaborative in nature and enveloped years of combined design build experience between the electrical engineer and Prime. The prime management team worked hand in hand with the engineering team, and made joint decisions based on the needs of the design, and information gleaned from the GC, Architect and end user group sessions. Bldg.’s A, C& D were all Class A office spaces, while Bldg B had unique challenges in that the lower level was the new automated pharmacy center, which required careful planning and infrastructure to match with third party vendor equipment. The second level provides space for the new automated laboratory, which had challenges in keeping with a BLS2 certified laboratory such as sealing light fixtures and receptacles to prevent spread of infection. In addition there were copious amounts of wire mold and power poles that needed to be coordinated. Bldg. B was designed with 100% generator back up as well as 100KW of UPS power due to the sensitive nature of the operations.
Work was planned in advance of implementation by using Primes internal pre-work planning package. This process encompassed the PM, PE, GF, superintendent and prefab stakeholders, all working in concert to meet the design concepts and planning criteria. Prime implemented internal weekly stakeholder meetings to keep the field and project management teams on the same track with a three week look ahead and provided full transparency of issues. Unique scheduling challenges included rough in to equipment that was not yet delivered, and making sure that infrastructure met the demands of the final design. Working with vendors outside of the contract meant careful planning with end users to understand the intent.
