Troy Block

Location: Seattle, WA
General Contractor: Lease Crutcher Lewis

Owner: Touchstone

Troy Block consists of two new high-rise, 12 and 13 story towers over five levels of underground parking. Class A Office space for Amazon employees will occupy a majority of the building, with 5,000sf of the Fare Start restaurant and a veterinarian’s office on street level. Troy Block also incorporates historical aspects as the Northwest and Southeast corners  contain the building's original brick facade. 

​The project team through pre-planning and team collaboration found the largest savings and enhanced installation productivity through selective prefabrication.  As opposed to just fabricating as part of the installation method, our team members used extensive pre-planning and constructibility reviews which allowed the team to pre-fab assemblies other than the typical device boxes and MC whips.  The team used pre-fab for large feeder runs, light fixture prep, just about anything we could as long as we gave prefab the required information.  This early planning and next level prefabrication involved collaboration and buy-in from Lease Crutcher Lewis  and other major subcontractor team members for project logistics which became crucial to the overall success of the project.

​The utilization of VDC and BIM tools with our pre-built assembly library, and the discipline of the entire construction team to follow the plan without deviation after sign off, also created value added cost savings in labor efficiencies, material utilization and material handling. The subsequent overall effect to the project was the ability to predict early savings in build, and forecast savings allowances back to the owner for re-purposing.
